A calmer handover
Use the checklist in three steps
- 01
Start with the move-in record
Bring the original notes and photos. Arrange access with the tenant and follow local notice requirements. Record the date and who is present.
- 02
Walk through, room by room
Check each point, describe what you see, and take a wide shot plus a close-up of any concern. Note pre-existing wear separately from a new maintenance issue.
- 03
Review before proposing charges
Compare the evidence, keep receipts and repair estimates, and give the tenant a copy. Confirm deadlines and deduction rules under the lease and local law.
What to check: all 38 inspection points
Record condition, location, and any follow-up. A working appliance or alarm should be checked safely according to its instructions; this is not a professional safety or code inspection.
